What Really Matters

 

Are you in the process of buying a home? Undoubtedly, it can be a stressful endeavor. The purpose of a home inspection is to provide you with peace of mind, but unfortunately, it often has the opposite effect. Within a short period of time, you will be bombarded with a plethora of information, including a written report, checklist, photographs, environmental reports, and the inspector's own observations during the inspection. Coupled with the seller's disclosure and your own observations, this can make the experience overwhelming. So, what should you do?

First and foremost, it is crucial to relax. Rest assured that home inspectors are professionals, and I, in particular, am highly trained in the industry. The majority of the inspection will revolve around maintenance recommendations and minor imperfections, which are important to be aware of. However, the issues that truly matter can be categorized into four main areas:

1. Major defects: These are significant problems, such as structural failures, that require immediate attention.

2. Issues that may lead to major defects: For instance, a small roof-flashing leak may seem insignificant, but if left unaddressed, it can escalate into a major problem.

3. Factors that may hinder your ability to finance, legally occupy, or insure the home: It is crucial to identify any issues that could potentially affect your ability to secure financing, legally reside in the property, or obtain insurance coverage.

4. Safety hazards: This includes any potential dangers, such as an exposed, live buss bar at the electric panel, that pose a risk to your safety.

Any concerns falling into these categories should be addressed promptly. Often, serious problems can be rectified inexpensively, safeguarding both your life and property, particularly in categories 2 and 4.

It is important to note that most sellers are honest and are often taken aback by the defects uncovered during an inspection. However, it is essential to understand that sellers are not obligated to repair every issue mentioned in the inspection report.

​Please note that this report should be considered with the understanding that no home is flawless. It is crucial to maintain a balanced perspective and avoid jeopardizing your deal over trivial matters. It is not appropriate to insist that the seller rectify deferred maintenance, conditions already disclosed by the seller, or insignificant issues.
